BREEAM water leak detection systems

The systems below are specifically designed to meet the requirements of the Building Research Establishment Environmental Assessment Method (BREEAM) WAT02, WAT03 and WAT04 major leak detection credit criteria. Our BREEAM water leak detection systems are capable of detecting major leaks on the water supply between and within a building and the site boundary.

 

AquaPIR

A system designed to comply with BREEAM WAT04 automatic sanitary shut-off requirements. The AquaPIR uses a passive infra-red (PIR) sensor to detect the presence of people in a particular room which, when activated, uses a solenoid valve to open the water supply. Conversely, if a room is unoccupied for a user-defined period of time, the valve closes to shut off the water supply.  This device can prevent water wastage from fittings such as cisterns and taps and, as a result, can help reduce excessive consumption and damage caused by water leaks. The AquaPIR can also be connected into a lighting system to switch the lights on and off as room occupancy changes.

WG1

A single-zone major leak detector system, specifically designed to meet the requirements of BREEAM WAT02 (monitoring of water consumption) and WAT03 (major water leak detection) criteria. The WG1 operates using a single turbine water meter positioned on the main cold water pipe just after it enters a property. A pulse unit attached to the water meter signals the amount of water passing through and sends this information to the WG1 panel. The WG1 is fully programmable and can be set to monitor a specific amount of water at a specific time of day, allowing it to take into account an owner/occupier’s particular consumption requirements. Should the user-defined amount be exceeded at any time, the system will go into alarm. Optional latching valves are also available to shut off the water supply should a leak be detected.

WG2

A major water leak detection system, designed specifically to meet and exceed all of the BREEAM WAT02 and WAT03 criteria. The WG2 uses a turbine water meter positioned both at the boundary, usually adjacent to the utility meter, and where the mains cold water enters the building. The two water meters monitor the flow of water, transmitting the amount via a pulse reader attached to each meter. The WG2 is fully programmable and can be set to monitor a specific amount of water at a specific time of day, allowing it to take into account an owner/occupier’s particular consumption requirements. Should the user-defined amount be exceeded at any time, the WG2 will go into alarm. The system can be used in conjunction with the WG1 device to cover any additional points where the mains cold water enters a building, after the initial point of entry. The WG2 can also be connected to a BMS, record water consumption and signal that a leak has been detected. Optional latching valves are also available to shut off the water supply should a leak be detected.
