BREEAM water leak detection systems

The systems below are specifically designed to meet the requirements of specific elements of the Building Research Establishment Environmental Assessment Method (BREEAM). These include the following credit criteria: 


  • WAT01(water efficiency) 
  • WAT02 (water monitoring)
  • WAT03 (detecting water leaks)
  • WAT04 (water efficient equipment) 


Our BREEAM leak detection systems are capable of detecting major water leaks on the water supply between and within a building and the site boundary.



AquaPIR

  • A system designed to comply with BREEAM WAT04 automatic sanitary shut-off requirements within the building
  • Uses a passive infra-red (PIR) sensor to detect the presence of people in a particular room which, when activated, uses a solenoid valve to open the water supply
  • If a room is unoccupied for a user-defined period of time, the valve closes to shut off the water supply 
  • Can prevent water wastage from fittings such as cisterns and taps, helping to reduce excessive consumption and water damage
  • Can also be connected to a lighting system to switch the lights on and off as room occupancy changes


Example applications: Schools, hospitals, prisons, commercial units, public buildings, office buildings and leisure centres.

BREEAM AquaPIR by Aqualeak

WG1

  • A single-zone leak detection system suitable for compliance with BREEAM WAT02 monitoring of water consumption and WAT03 major water leak detection criteria
  • Operates using a single turbine water meter positioned on the main cold-water pipe just after it enters a property and signals the flow variance of water passing through to the WG1 panel
  • Fully programmable and can be set to monitor a specific amount of water at a specific time allowing it to take into account particular consumption requirements
  • When pre-set amounts are exceeded, the system will go into alarm.
  • Optional latching valves are also available to shut off the water supply should a leak be detected.  


Example applications: Schools, hospitals, prisons, commercial units, public buildings, office buildings and leisure centres.

BREEAM WG1 by Aqualeak


WG2

  • A major water leak detection system, designed to comply and exceed BREEAM WAT02 and WAT03 criteria.
  • Uses a turbine water meter positioned both at the property boundary, usually adjacent to the utility meter, and where the mains water enters the building and monitors the flow of water
  • Fully programmable and can be set to monitor a specific amount of water at a specific time allowing it to take into account particular flow rates and consumption requirements
  • Should the pre-set amount be exceeded, the WG2 will go into alarm.
  • The system can be used in conjunction with the WG1 device to cover any additional points where the mains water enters a building, after the initial point of entry
  • Can also be connected to a BMS, record water consumption and signal that a leak has been detected.
  • Optional latching valves are also available to shut off the water supply should a leak be detected

This guidance seeks to  mitigate the risk of water leaks occurring and minimising the damage they cause across the full lifecycle of a property, through design, construction and occupancy.
